When a lot lands in the engineered lane
Tennessee's conventional-system gates are specific, set by TDEC Rule 0400-48-01 (sections .07 and .15): slopes over 30 percent, less than roughly 24 inches of suitable natural soil over bedrock, or absorption slower than 75 minutes per inch all disqualify a conventional gravity field. What the contractor you are matched with actually does
- Reads the soil work. The soil and site evaluation maps usable soil on your parcel. The contractor turns that map into a system choice: benched LPP laterals along the contour, a drip field threading between trees, a sand mound where bedrock is shallow, or an ATU pretreating ahead of a compact dispersal field.
- Handles the engineered permit path. Both counties self-administer septic permitting as TDEC contract counties. In Sevier County that means the construction permit ($300) plus the engineered plan review ($650 per the county's 2024 fee schedule, retrieved July 18, 2026; confirm current figures at (865) 429-1766). - Builds it and gets it approved. Installation by a state-permitted Alternative-class installer, county inspection before cover, and a system record filed with the county office.
What a finished design hands you
A completed engineered design is a package, and knowing its contents keeps a project comparable across bids: the soil evaluation report and map, the system layout drawn on the parcel with the dispersal field and its required reserve area, tank and pump specifications with dosing calculations, the county-approved plan (the $650 review artifact in Sevier County), and, on drip designs above 30 percent slope, the licensed engineer's stamp. That package is also a property document: it follows the lot through resale and any future addition, filed at the county office where contract-county records live.
Straight answers on cost
Engineered work is a five-figure decision and deserves real numbers, so here are the honest ones: nationally reported ranges as of July 2026 put engineered installs at roughly $12,000 to $30,000 or more, versus roughly $3,500 to $8,500 for a conventional field on an easy lot, with East Tennessee rock pushing even conventional jobs higher (HomeGuide and SepticTankHub cost guides).
